Making an offer
Spanish estate agents usually avoid this step as it could reduce their chances of closing a deal. With the market working mainly to the seller´s advantage it can lead to potential competition between buyers. We run a "no pressure policy" at Valencia city properties but we do usually recommend that you make an offer. Even if you have no desire to bargain with the selling price it buys the time to proceed with the basic checks while taking the property off the market and reserving it for you for a limited amount of time, all confirmed by a signed contract (Contrato de Reserva) specifying the conditions of payment and a reserve payment of 1000 to 5000 euros.
In Spain there is no exact equivalent of the chartered surveyors profession that exists in Britain and Ireland and hence no ´contract subject to survey´. This is why we insist on a full structural survey before proceeding with the buying process, especially when considering buying a second hand property in Valencia. We can, of course, provide a list of solicitors and surveyors to help you on request.
